Service
JL Pro Construction repaints exteriors across Orange County — stucco, siding, fascia, eaves, garage doors, and architectural trim. Surfaces are washed, cracks patched, gaps caulked, and bare areas primed before finish coats, because coastal sun and marine air punish anything applied over unprepared substrate.

What's Included
Our Process
We check each side separately — sun exposure, chalking, cracking, and wood condition differ wall to wall — and scope only what needs doing.
Pressure washing removes chalk, dirt, and salt film. The surface gets time to dry fully before anything is applied.
Stucco cracks patched, surface-level wood damage addressed, and gaps at trim, windows, and penetrations sealed.
Bare stucco, exposed wood, and heavily chalked areas are primed so the finish coat bonds instead of sitting on dust.
Body coats applied evenly, then trim and detail work cut clean — the contrast lines are what make an exterior look finished.
We walk the perimeter with you, correct anything flagged, remove masking, and clean the site.
Ideal Projects
Exterior wood that should stay wood — beams, patio ceilings, entry doors — is handled under wood staining. Inside the house, see interior painting. We work throughout Orange County.
Repaint or Repair?
Not every tired exterior needs a full repaint. Walk the house and look for these — each is easy to photograph and tells us a lot before we ever visit:
Rub a hand on the stucco or siding. A powdery residue means the old coating is breaking down and needs washing and priming before it will hold new paint.
Loose paint at trim, fascia, and south- and west-facing walls means the bond has failed there. Those areas get scraped and primed; sound areas may not need full prep.
Fine cracks are routine and patch cleanly before coating. Wider, recurring, or stair-step cracks get called out honestly — scope determines whether a specialist assessment makes sense first.
Gaps at windows, trim, and penetrations let water behind the coating. Re-caulking is standard prep, and catching it early is cheaper than repairing the damage it causes.
If only the sun-beaten elevations have faded, a partial scope — one or two walls plus trim — can be the right answer instead of repainting the whole house.
Staining around railings, fixtures, or fasteners points to corrosion that needs treatment before priming, not just a coat over the top.
The honest trade-off: spot work costs less now but blends best when the surrounding paint is still in good condition; a full repaint resets every elevation on the same clock. We assess which category your home falls into and put both options in writing when both are reasonable.
